These Terms and Conditions govern the provision of maintenance services by Union Jack Elevators (UJE). By engaging our services, you (“The Owner”) agree to be bound by the following:
This contract shall renew annually unless terminated by either party with at least three (3) calendar months’ written notice.
Maintenance fees (monthly/quarterly, in Singapore Dollars) are payable within 30 days from the date of tax invoice.
A late payment charge of 1% per month applies to any overdue amounts until full payment is received.
All fees are subject to the prevailing Goods and Services Tax (GST).
SPE and labor costs are subject to current prevailing rates.
The maintenance fee does not include charges for:
Annual inspections and 5-year Full Load Tests (as per BCA requirements).
6-month inspections and 4-year Full Load Tests (as per MOM WSH Act).
SCDF inspections, Professional Engineer certifications, and FSSD-FS forms.
UJE shall send qualified technicians at regular intervals, in line with government regulations, to clean, oil, adjust, and inspect all relevant components.
UJE will maintain an adequate supply of spare parts to ensure minimal downtime in the event of a breakdown.
The Owner must immediately notify UJE of any malfunction. UJE will dispatch a technician promptly.
24/7 emergency call-back service is provided for minor adjustments and rescue operations.
Major repairs or works over one hour will be done during UJE’s normal working hours.
UJE may impose additional fees for:
Retrieving objects from the equipment pit.
Responding to false alarms or false breakdown reports.
Responding to false fire alarm homing.
All charges are payable upon presentation of the invoice. Failure to pay or breach of terms entitles UJE to terminate this agreement with one month’s written notice, and all outstanding amounts will become immediately payable.
UJE may carry out essential repairs up to S$300 without prior approval. The Owner will be notified within two working days.
For repairs exceeding S$300, UJE will obtain the Owner’s approval before proceeding.
If the Owner refuses to authorize essential repairs, UJE will not be liable for any resulting loss or damage and may terminate the agreement with one month’s notice.
UJE is the sole judge of the necessity and adequacy of all work and parts supplied.
No third party, including insurers or government bodies, may modify the equipment without UJE’s written consent.
UJE shall inspect and maintain the following components, where applicable:
Wire ropes, cables, traction machines, brakes, motors, pumps, valves, control systems, door mechanisms, rescue devices, etc.
Driving machines, chains, handrails, rollers, steps, panels, safety switches, and control equipment.
This agreement does not cover:
Decorative and cosmetic items, including car enclosures, lighting, flooring, signage, handrails, glass panels, etc.
Security systems, CCTVs, pit equipment, air-conditioning, LCDs, and any non-mechanical parts.
The Owner has full possession and control of the equipment.
UJE is not liable for delays or damages caused by events beyond its control (e.g. natural disasters, theft, fire, vandalism).
UJE is not responsible for consequential losses (e.g. loss of income or use of premises).
UJE is only liable where direct negligence by its personnel is proven.
The Owner shall not permit any third party to work on the equipment without UJE’s written approval.
This document constitutes the entire agreement between UJE and The Owner regarding maintenance services.
UJE does not guarantee the availability of obsolete materials or parts but will use alternatives where possible, with costs borne by The Owner.
Words in the singular include the plural and vice versa.
This agreement is governed by the laws of Singapore.
